Ajay Devgn’s Team: 7,802 Sq Ft Juhu Property Was Leased, Not Home

The actor's team says the Juhu property at the centre of BMC's demolition was a leased unit, not his residence, with a five-year Rs 10.61 crore agreement.

Ajay Devgn's Team: 7,802 Sq Ft Juhu Property Was Leased, Not Home

A Juhu demolition that briefly looked like a story about Ajay Devgn’s home has turned out to be a story about a rented commercial address. The actor’s team clarified the property at the centre of the Brihanmumbai Municipal Corporation (BMC) action is not his residence.

What Ajay Devgn’s team said

In a statement, the team said the property is a separate unit that has been rented out. “We would like to clarify that the property in question is not Ajay Devgn’s residence, but a separate property that has been rented out,” the statement read. It added that the team applied to the BMC for the requisite permissions and has completed the changes, alterations and modifications required by the civic body.

The lease at the centre of the demolition

The Juhu property is a 7,802-square-foot unit at Plot S-10, N S Road No. 11, in the JVPD Scheme within the Kapol Co-operative Housing Society. It was leased to Florian Hurel Salon Private Limited under a registered five-year agreement dated August 10, 2026.

  • Lease value: Rs 10.61 crore for the five-year agreement
  • Initial monthly rent: Rs 16 lakh
  • Tenant: Florian Hurel Salon Private Limited
  • Society NOC: obtained for the lease, but for a leave-and-licence tenancy only

Why the civic action happened

On September 10, the BMC’s Building Proposal Department issued a notice under Section 354A of the Mumbai Municipal Corporation Act, 1888, ordering the halt of unapproved work involving Siporex blocks and partition walls. Demolition followed on October 12 after what the civic body said was non-compliance.

The housing society’s position is the crux. It maintained that its approval permitted a leave-and-licence tenancy without authorising structural alterations or a commercial conversion. That split makes the case less about celebrity ownership and more about the limits of a society’s no-objection certificate.

What film fans can take away

For a star’s audience, the news is a quiet reminder that an address attached to a famous name is not always a family home. It can be a leased asset with tenants, agreements and permissions of its own.

The practical lesson for Mumbai property owners is sharper. A society NOC for a lease is not the same as approval for structural changes. Before walls come down or a floor changes use, written BMC permission has to be in place.

Devgn’s last theatrical release was Drishyam: The Conclusion, co-starring Tabu, Shriya Saran, Rajat Kapoor, Prakash Raj and Jaideep Ahlawat, and co-produced by Panorama Studios and Star Studio18. This property clarification is an off-screen footnote, but a useful one.
